How fractional property investment works
Buy shares in a company that owns one building. Here is how investing with Apportion Real Estate works, step by step.
The structure
Each property is owned by its own special purpose vehicle (SPV): a limited company with one job. Investors buy shares in that company. Your shareholding is recorded in the company's register of members and its accounts are filed publicly at Companies House.
1. Choosing a property
Every opportunity comes with a property pack covering the title, an independent valuation by a RICS Registered Valuer, the tenancy or lease details, a full cost breakdown, any borrowing and the planned investment term. Our due diligence checklist explains what to look for.
2. Investing
You decide how much to invest, above the minimum shown for that opportunity, and buy shares in that property's company. You can spread money across several buildings, sectors and places.
3. Income
A manager collects the rent and pays the running costs. Remaining profit can be distributed to shareholders as dividends in proportion to their shareholding. Income can fall or stop.
4. Updates and valuations
You receive regular updates on rent, occupancy and costs, and the property is revalued periodically so you can see an estimate of what your shares are worth.
5. Exit
At the end of the term, the property is sold and the net proceeds shared among investors, unless shareholders vote to extend. Investors can also offer their shares to other investors before then, but a sale depends on a buyer being available.
Fees
All fees are set out on each deal page, including any fee on investment, ongoing management fees and fees on sale. Fees reduce your return, so we show them for every property.
Who can invest
Investment is open to UK residents aged 18 and over who meet the eligibility and appropriateness checks required by financial promotion rules.
