Frequently asked questions

What is Apportion Real Estate?

Apportion Real Estate is a UK fractional real estate investment business. Investors buy shares in companies that own individual properties, so they own part of a building rather than the whole thing. It is owned by VawltAI Ltd.

Why do you focus on warehouses and commercial property?

Industrial and logistics buildings are often let to business tenants on longer leases, with the tenant usually responsible for repairs and insurance. That can make income more predictable than short residential tenancies, although business tenants can still leave or fail. We also offer residential, student and mixed-use property.

Are there any properties open for investment right now?

Not at the moment. We release opportunities in rounds, and there is currently no property open. Join the waitlist and we will tell you as soon as the next opportunity opens.

How do I own part of a property?

Each property is held by its own limited company (an SPV). Investors buy shares in that company, so your stake is recorded in the company's register of members.

What is the minimum investment?

The minimum is set for each opportunity and shown on its deal page. It is far lower than the cost of buying a property outright.

What does fractional real estate investment mean?

It means owning a fraction of a property rather than the whole thing. The property is held in a company, the company is divided into shares, and each investor owns the number of shares they pay for. Your share of the rent and of any sale proceeds matches your share of the company.

How do I make money?

Potentially through a share of net rental income paid as dividends and through any increase in the property's value when it is sold or when you sell your shares. Neither is guaranteed, and you could get back less than you invest.

Can I sell my shares early?

Shares can be offered to other investors, but a sale depends on there being a buyer at an acceptable price. You should expect your money to be tied up for the full investment term.

Where in the UK do you invest?

We follow markets across England, Scotland, Wales and Northern Ireland. See our location guides for the cities and towns we track.

Is my investment protected?

Property investments like these are generally not covered by the Financial Services Compensation Scheme if their value falls. Holding each property in its own company is intended to keep your interest separate from the platform's own finances.

Is Apportion Real Estate regulated?

See our regulatory information page for our current status. We only promote an investment opportunity once the required authorisation or approval is in place.

Who is behind Apportion Real Estate?

Apportion Real Estate is owned by VawltAI Ltd, a company registered in England and Wales (company number 17201161).
