Your 2-minute risk summary
Read this before investing in any fractional property opportunity.
1. You could lose all the money you invest
If the property falls in value, loses its tenants or the company runs into financial difficulty, you may get back less than you put in, or nothing.
2. You are unlikely to be protected if something goes wrong
The Financial Services Compensation Scheme protects against the failure of authorised firms in some cases, not against poor investment performance. The Financial Ombudsman Service may not be able to consider complaints about this type of investment.
3. You are unlikely to get your money back quickly
Your money will normally be tied up until the property is sold, which may be several years away. Any facility to sell shares to other investors depends on there being a buyer, and you may have to accept a lower price.
4. This is a complex investment
Returns depend on rent, costs, borrowing, valuations and the property market. Take time to understand how each part works, and get advice if you are unsure.
5. Don't put all your eggs in one basket
Putting all your money into a single investment or type of investment is risky. A common rule of thumb is to invest no more than 10% of your money in high-risk investments.
