Multi-let industrial estates explained

What multi-let industrial estates are, why investors like the spread of tenants, and the management and lease risks that come with many small units.

A multi-let industrial estate is a group of units, usually on one site, let to several different businesses. Units often range from a few hundred to a few thousand square metres and are used for storage, workshops, trade counters and light manufacturing.

Why investors like them

  • Income spread: if one tenant leaves, the others keep paying.
  • Broad demand: small businesses need affordable space in most towns.
  • Reversion: shorter leases mean rents can be reset to market levels more often.

What to watch

  • Management: more tenants means more rent collection, lease renewals and service charge administration.
  • Shorter leases: income is less certain over long periods.
  • Tenant quality: small businesses are more likely to fail than national companies.
  • Shared costs: estate roads, security and landscaping are usually recovered through a service charge, but costs for empty units fall on the owner.
