Fractional property vs buy-to-let

Compare fractional property investment with traditional buy-to-let in the UK: capital needed, effort, tax, borrowing, diversification and liquidity.

Buy-to-let has been the default way for UK individuals to invest in property for decades. Fractional ownership offers a different set of trade-offs.

FactorBuy-to-letFractional ownership
Capital neededDeposit, usually 25% or more, plus stamp duty and feesThe amount you choose to invest, above any platform minimum
Time and effortYou find tenants, handle repairs and compliance, or pay an agentManagement handled by the operator
DiversificationUsually one or two propertiesSpread across several buildings and locations
ControlFull control of the propertyYou choose which property to back, not day-to-day decisions
BorrowingPersonal mortgage and personal liabilityAny borrowing is at company level
SellingSell the whole property, often monthsSell shares to another investor if a buyer exists, or wait for exit

When buy-to-let may suit you better

If you have the capital, want full control, enjoy being a landlord and are comfortable with concentration in one asset, direct ownership can make sense.

When fractional may suit you better

If you want property exposure without becoming a landlord, prefer to spread risk, or want to start with a smaller amount, fractional investing removes much of the work and the large upfront cost.

Neither route is risk-free. See our guide to the risks of fractional investing.
